What We Do

Site Surveys

The majority of surveys are carried out in house but where more complex surveys are required an external surveying company is used. This is normally only used where changes in land level play a factor in the design of the developments.

Planning Applications

This stage of the project requires us to firstly have a consultation with you to discuss your needs and aspirations. We would then survey your property to create existing and proposed drawings.

You will be shown various options in 2D and 3D and once you select the proposal you are happy with we will submit to the local authority to apply for planning permission.

This stage may also require additional reports, such as Design & Access Statements, Historical Reports, Sound Reports, Traffic Reports etc, this will all be discussed with you during your initial consultation.

Building Regulations

Once the Local Authority has granted planning permission and you are in a position to prepare for the build, a set of building regulation drawings can be provided. The drawings will incorporate various elements such as thermal, acoustic, fire safety, health and safety, electric layout, drainage information, ventilation, structure and all other regularity requirements.

Depending on the complexity of the project, various other reports will also be required and this will be discussed with you during your initial consultation.

This includes structural reports, energy calculations, sound reports, build over agreements, party wall agreements etc.

Party Wall Act Surveying

If you are carrying out any work to your property which falls under the Party Wall Act, then you are lawfully required to serve notice on your neighbour directly affected.

This could include inserting beams into a shared wall (as shown in the picture) or excavating foundations within 3m of their foundations

If you are required to notify your neighbours, Plan My Property are able to do this all on your behalf.

Alternatively, if you are served notice by any of your neighbours then we are also able to act as surveyors on your behalf to ensure you are protected during the building works being carried out by your neighbour.

Land Registry & Lease Applications

If you require plans for Land Registry or Lease purposes then Plan My Property are able to do this for you.

We would then send the plans to your solicitors who will attach the plans to their forms and legal documents.

From experience this is always left till the last minute and it can be very frustrating for both parties for the exchange, as well as the solicitors who work on tight deadlines. Plan My Property has a turnaround service of 2-5 days for all Land Registry / Lease applications.

CDM and H&S on Site

The Regulations require that a CDM co-ordinator is appointed on projects that last more than 30 days or involve 500 person-days of construction work.

Through early involvement with clients and designers, a CDM Co-ordinator can make a significant contribution to reducing risks to workers during construction, and to contractors and end users who work in, or on, the structure after construction.

Plan My Property are able to assist and we will discuss this with you during the initial consultation.

Feasibility Studies

If you are considering investing into a property and would like to know what is possible before you part with your capital, then we can do this for you.

This has proven to be very valuable for investors because they can see what is practically possible on site.

A property or large site may look appealing to begin with, but there are many variables and complications which need to be considered which will all be looked into during this process.

Once you know what can be realistically developed on site, you are then in a position to calculate your profit margins and make a stronger decision moving forward. The selling agent will do his best to sell you the property/land, but it is our job to make sure that you are getting value for money.

Acoustic Reports & Testing

Depending on the scale of a property development and the existing and proposed use, you may be required to submit a sound report to the local authority and building control.

This shows that what we are proposing is not going to have any adverse effects on any neighbouring properties, or the residents within.

Our in-house qualified sound engineers are able to carry out all the works necessary in producing the required reports and certificates.

Structural Reports & Surveys

Almost all projects will require structural calculations or a survey so it is very important to make sure a professional and qualified company is used to carry out these works.

Plan My Property use an independent company to carry out all of our structural surveys and reports.

Not all practices use external structural engineers and they tend to do the calculations in house. This is not good for the customer because this will not be the safest and most practical option.

EPC, SAP and Water Consumption Calculations

All new build properties and residential conversions require EPC certification, SAP Calculations and Water usage calculations to ensure the new dwelling complies with current energy efficiency government targets.

We will discuss this with you during the design brief to see if it would be required for your specific project

Plan My Property will obtain all the required reports to ensure that all the required documents are in place prior to the building being signed off by building control.
